Steven Tranelli is a Principal with Fix Spindelman Brovitz & Goldman, P.C.. Mr. Tranelli concentrates his practice in real estate matters, representing industrial and commercial property owners, developers, investors, services businesses and technology companies in a wide variety of matters, including commercial real estate acquisitions and expansions, divestitures, leases and financing transactions. His experience also includes representing lenders in commercial mortgage loan transactions.
Mr. Tranelli also has significant experience representing telecommunication providers in all aspects of tower facilities site acquisition, including site identification, lease negotiation, title review and zoning approvals. He has also represented many landlords (both individuals and businesses) in the negotiation of land and building leases for telecommunication facilities.
Mr. Tranelli’s significant real estate transaction experience includes:
- $55 million acquisition of 5.1 million square foot light industrial, manufacturing and warehouse facility including Empire Zone certification, industrial development participation and environmental issues.
- Sale of office complex portfolio to REIT with aggregate sale price in excess of $60 million.
- Golf course and marina projects.
- Land acquisition and development projects for energy facilities.
- Representation of national telecommunication provider in first phase of network build-out in Western New York, including lease negotiation, title review and zoning approvals, and resulting in obtaining approvals for approximately 100 sites.
Mr. Tranelli’s professional affiliations include membership in the Real Property Law Section of the New York State Bar Association, and affiliate memberships in the New York State Commercial Association of Realtors, the National Association of Industrial and Office Properties, and the International Council of Shopping Centers.
Mr. Tranelli has been a long-time member of Spiritus Christi Church in Rochester and has served as a cantor and on several Church committees.
Prior to joining Fix Spindelman Brovitz & Goldman, P.C., Mr. Tranelli was a Partner with Hiscock & Barclay, LLP.
